Arrowhead Reserve reports year’s closings as final home sites sold

FL Star is reporting 45 closings for 2021 as the final home sites have sold out at Arrowhead Reserve, a community of single-family homes located off Lake Trafford Road in Immokalee.

“All of the 150 homes sites in the community have been sold,” said Gary Hains, vice president of FL Star, developer of Arrowhead Reserve. “We have 45 closings to report for 2021. We expect to close the final 28 homes by April 2022.”

Hains said that the community has experience a fast and steady pace of sales, with buyers taking advantage of low interest rates and FL Star’s pricing for new construction, which remained among the lowest in the area.

“The quality of construction and the interior features included was a big draw for buyers,” he said. “We included many items that are upgrades with other builders, such as wooden kitchen cabinets with granite countertops and all kitchen appliances, and washer and dryer in the laundry room.”

The fact that FL Star’s sales representatives worked with buyers to secure the best financing options available made the process easier for buyers, he noted.

“Immokalee is a great community for families,” Hains said. “There are so many recreational opportunities in the area. Nearby is the 1,500-acre Lake Trafford, which tourism brochures describe as ‘a fisherman’s utopia’. There is the excellent farmer’s market and live entertainment at the Seminole Casino Hotel. All that is available in the area added to the community’s attraction.”

Golden Gate Estates acreage draws eager buyers

New home buyers eager to secure acreage with the advantage of new construction are aggressively hitting the market to purchase available new homes before completion.

“This is a situation that we are seeing over and over,” said Jim Borden, sales professional with FL Star. “Almost as soon as our signs go up on the property, we are getting calls that lead to quick sales. The home sites that encompass acreage have a lot of appeal to families who want to create their own outdoor recreation area, enjoy real gardening or have space for their animals.”

Borden noted that less than a month ago he announced the availability of five homes; all five were sold pre-construction.

“There are so many advantages to buyers to secure a home pre-construction that it really isn’t surprising,” Borden said. “In the first place, people know that such large home sites are not readily available, so they want to move quickly when one becomes available. There is also the very important benefit of being able to choose many of the features to make the home uniquely their own.”

Borden said buyers have options when it comes to color, interior finishes, countertops, cabinets, flooring and appliances as well as other features FL Star can incorporate into the home.

“A big advantage for buyers is the fact that FL Star allows buyers to make modifications to their designs, creating a home that uniquely fits their needs,” Borden said. “Many home builders do now allow changes to the designs they offer.”
