FL Star Marks 2021 A Year of Growth, Expansion

Year-end reports for FL Star, a conglomerate of real estate entities that includes development, construction and management capabilities, testify to a year of growth for the company.

“We’ve passed several milestones in 2021,” said Gary Hains, vice president of FL Star. “They make a rather impressive list that encompasses both residential and commerical ventures. To accommodate our expanded staff and effectively manage new projects, we opened a new office centrally located on Kraft Road in Naples.”

Hains notes that the company closed the sale of 66 homes in the FL Star communities and Golden Gate Estates, and sold the final home sites in Arrowhead Reserve, a neighborhood of single-family homes in Immokalee. The final home sites in Sapphire Cove, an intimate community of single-family homes in South Naples, are being released in the early months of 2022.

On the commercial side, FL Star has completed the build-out for Narrative Coffee and the total renovation for Provident Jewelry in Old Naples. The purchase of 132 acres on Greenway Road in Naples provides options for the future.

“We have expanded our management team and staff by adding a new assistant project manager, four construction managers, a new project coordinator and a controller,” Hains said. “As a part of that expansion, we have implemented new software designed to handle sustainable growth in the coming years.”

Building on the company’s success with Milano Lakes,  a community of 296 apartment homes in eight buildings, FL Star has launched two new apartment communities. Construction is underway on Hammock Park, a new 265-unit apartment complex at the corner of Rattlesnake Hammock Road and Collier Boulevard in South Naples, and Vanderbilt Apartments, an intimate community of 48 luxury apartment homes at the intersection of Collier Boulevard and Vanderbilt Beach Road.

“We are pleased with the work of the year past,” Hains said. “Looking forward, we have provided the framework for the successful fulfilment of our projects.”

FL Star begins construction on Hammock Park Apartments

FL Star has begun construction of Hammock Park Apartments, a new luxury apartment complex located at the corner of Rattlesnake Hammock Road and Collier Boulevard in South Naples. The complex will include 265 units, offering a selection of apartment sizes and configurations.

“Hammock Park is designed to provide all of the features that renters want in an apartment home,” said Gary Hains, vice president of FL Star. “Floor plans are designed with space arranged to live like a private residence with amenities such as a washer and dryer in the unit. Outdoors, there will be resort style recreational amenities.”

The buildings of Hammock Park are designed around a interior courtyard, offering many of the residences a view overlooking the landscaped recreational center for the community. There will be a resort style pool with poolside seating and cabanas as well as a covered pavilion for outdoor activities.

Arrowhead Reserve reports year’s closings as final home sites sold

FL Star is reporting 45 closings for 2021 as the final home sites have sold out at Arrowhead Reserve, a community of single-family homes located off Lake Trafford Road in Immokalee.

“All of the 150 homes sites in the community have been sold,” said Gary Hains, vice president of FL Star, developer of Arrowhead Reserve. “We have 45 closings to report for 2021. We expect to close the final 28 homes by April 2022.”

Hains said that the community has experience a fast and steady pace of sales, with buyers taking advantage of low interest rates and FL Star’s pricing for new construction, which remained among the lowest in the area.

“The quality of construction and the interior features included was a big draw for buyers,” he said. “We included many items that are upgrades with other builders, such as wooden kitchen cabinets with granite countertops and all kitchen appliances, and washer and dryer in the laundry room.”

The fact that FL Star’s sales representatives worked with buyers to secure the best financing options available made the process easier for buyers, he noted.

“Immokalee is a great community for families,” Hains said. “There are so many recreational opportunities in the area. Nearby is the 1,500-acre Lake Trafford, which tourism brochures describe as ‘a fisherman’s utopia’. There is the excellent farmer’s market and live entertainment at the Seminole Casino Hotel. All that is available in the area added to the community’s attraction.”

Golden Gate Estates acreage draws eager buyers

New home buyers eager to secure acreage with the advantage of new construction are aggressively hitting the market to purchase available new homes before completion.

“This is a situation that we are seeing over and over,” said Jim Borden, sales professional with FL Star. “Almost as soon as our signs go up on the property, we are getting calls that lead to quick sales. The home sites that encompass acreage have a lot of appeal to families who want to create their own outdoor recreation area, enjoy real gardening or have space for their animals.”

Borden noted that less than a month ago he announced the availability of five homes; all five were sold pre-construction.

“There are so many advantages to buyers to secure a home pre-construction that it really isn’t surprising,” Borden said. “In the first place, people know that such large home sites are not readily available, so they want to move quickly when one becomes available. There is also the very important benefit of being able to choose many of the features to make the home uniquely their own.”

Borden said buyers have options when it comes to color, interior finishes, countertops, cabinets, flooring and appliances as well as other features FL Star can incorporate into the home.

“A big advantage for buyers is the fact that FL Star allows buyers to make modifications to their designs, creating a home that uniquely fits their needs,” Borden said. “Many home builders do now allow changes to the designs they offer.”

FL Star offers a variety of floor plans for the area, including four-bedroom/two-bath designs and three-bedroom plus study/two-bath plans, ranging from 1,487 air-coonditioned square feet to a spacious 1,915 air-conditioned square feet. FL Star, a Southwest Florida real estate development and management group, has announced that the company has reeived permits for nine new homes to be built in Golden Gate Estates.

“We have received a great deal of interest in the homes that we are currently building in Golden Gate Estates, and the demand for homes in this desirable area is growing,” said Gary Hains, vice president of FL Star. “We have purchased sites in the area north of Oil Well Road to the east and west of Everglades.”

Arrowhead Reserve offers affordable new home options

As home prices continue to rise in Collier County, Arrowhead Reserve in Immokalee takes its place as one of the most affordable communities in the area offering new construction homes.

“Arrowhead Reserve continues to offer an affordable option for homebuyers with the added advantage of new construction,” said Gary Hains, vice president of FL Star Construction, developer of Arrowhead Reserve. “Home prices in Collier County rose 3.6 percent over the past year, according to the real estate database company Zillow. The group predicts prices will continue to rise.”

Zillow notes that the cost of homes in the Naples metro area averages $241 per square foot. According to Zillow, the median listing price for homes in Collier County is $439,000. While half of the homes available for sale fall below that figure, many new homebuyers say it’s difficult to find quality at an affordable price.

“Homes at Arrowhead Reserve begin at $168,900 for the Girasol, a design with three bedrooms and two baths in 1,297 air-conditioned square feet,” Hains said. “With a covered entry way and two-car garage, the home has a total of 1,711 square feet.”
