FL Star Construction begins homes in Arrowhead Reserve

Fort Myers-based builder FL Star Construction has begun construction of two move-in ready single-family homes at Arrowhead Reserve, a residential community off Lake Trafford Road in Immokalee.

“These designs have proved to be very popular,” said Gary Hains vice president of FL Star Construction. “The Paraiso and Casa Feliz sell quickly. Buyers appreciate our high quality construction combined with the most desirable finishes, such as granite countertops, undermount sinks, and stainless steel appliances.”

The Paraiso design includes three bedrooms, a den and two full baths in 1,600 air-conditioned square feet. With covered entry and two-car garage, the home has 2,098 total square feet. The 25-by-12.5-foot great room provides the centerpiece for family life. The adjacent kitchen offers breakfast counter seating and a pantry.

The den opens to the great room through double doors and includes a closet. The master bedroom offers a walk-in closet plus a linen closet and a master bath with dual sinks and a walk-in shower. Site work moving ahead for Milano Lakes Apartments

With initial clearing and blasting complete, contractors have begun to excavate the lakes at Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way.

“The community is designed around one major lake with two buildings overlooking a second lake and a third, smaller lake on the perimeter of the 23-acre site,” said Gary Hains, vice president of FL Star. “Our site work is progressing on schedule, with the site work being performed by Coastal Site Development, a division of Fort Myers-based Coastal Concrete Products, LLC.

“The next stage will include work on the installation of utilities, water and sewer lines,” he continued.  “We expect to begin construction on the buildings by early fall and anticipate that the first units will be available by the second quarter of 2017.”

Milano Lakes will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, there will also be 96 detached garages.

Apartment interiors have been designed to live like a home with laundry facilities within each unit, a master suite with a walk-in closet and dual sinks in the master bath, an island kitchen with a dining area and a lanai. Four floor plans are available.

The one-bedroom design offers 808 square feet of air-conditioned space and a total of 889 square feet. Two different designs will be available with two bedrooms and two baths and full laundry rooms. One design encompasses 1,159 air-conditioned square feet and a total of 1,230 square feet. A second two-bedroom design includes 1,240 air-conditioned square feet with a total of 1,309 square feet.

“The three-bedroom design is very much the equivalent of a single-family home in its arrangement and living space,” Hains said. “This apartment home has 1,439 air-conditioned square feet and a total of 1,545 square feet and includes three bedrooms and two baths.”

The community will offer residents a 5,488-square-foot clubhouse for social gatherings, a resort-style swimming pool, a fitness center and a children’s playground.

Work begins on Milano Lakes Apartments in Naples

Site work has begun for Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way. The community encompasses more than 23 acres and will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, there will also be 96 detached garages.

Milano Lakes is being developed by an affiliate of FL Star, a conglomerate of real estate entities lead by Gary Hains and David E. Torres.

“We are excited to bring this new apartment community to the Naples market. We believe that the demand for rentals will continue to rise as Naples continues to grow,” said Gary Hains, partner with FL Star, developer for Milano Lakes Apartments. “FL Star Construction LLC will lead the construction of the project while FL Star I LLC will provide development management services until completion followed by property management.”

Naples investor group buys Ford Street building

PLANS, DESCRIPTION: An investment group managed by David Torres of Naples purchased a 49,675-square-foot office building for $1.63 million. The price equated to $33 per square foot.

The building was 64% occupied at the time of sale. Current tenants include Southwest Florida Workforce and the Children’s Network of Southwest Florida. It previously housed several government offices, including the Lee County Department of Human Services.

Gary Tasman and Brandon Stoneburner of Commercial Property Southwest Florida LLC, a Cushman and Wakefield alliance member, handled the sale. “It was bought as an investment, and they plan to lease it for the revenue stream,” Tasman says. “They liked the upside potential.”
