Site work has begun for Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way. The community encompasses more than 23 acres and will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, there will also be 96 detached garages.
Milano Lakes is being developed by an affiliate of FL Star, a conglomerate of real estate entities lead by Gary Hains and David E. Torres.
“We are excited to bring this new apartment community to the Naples market. We believe that the demand for rentals will continue to rise as Naples continues to grow,” said Gary Hains, partner with FL Star, developer for Milano Lakes Apartments. “FL Star Construction LLC will lead the construction of the project while FL Star I LLC will provide development management services until completion followed by property management.”
“Milano Lakes is designed to meet the demand for apartment options that offer renters the same type of amenities that they would expect in a condominium that they owned,” Hains continued. “The community will offer residents a 5,488-square-foot clubhouse for social gatherings, a resort-style swimming pool, a fitness center and a children’s playground. Apartment interiors have been designed to live like a home with laundry facilities within each unit, a master suite with a generous walk-in closet and dual sinks in the master bath, an island kitchen with a spacious dining area, and a lanai.”
Occupants will be able to choose from four floor plans. The one-bedroom design offers 808 square feet of air-conditioned space and a total of 889 square feet. A great room design, the unit includes an island kitchen, dining space, interior laundry and a master bath with dual sinks and a tub/shower combination. The master bedrooms measures 13 by 18 feet, 4 inches.
Two different designs will be available with two bedrooms, two baths and full laundry rooms.
One design encompasses 1,159 air-conditioned square feet and a total of 1,230 square feet. It includes a master bedroom measuring 13 by 19 feet, and a master bath with dual sinks and a large walk-in shower. The second bath features a tub/shower combination.
A second two-bedroom design includes 1,240 air-conditioned square feet with a total of 1,309 square feet. It features a master bedroom of 13 by 19 feet with two generous closets and a master bath with dual sinks and a walk-in shower. There is a large walk-in closet in the guest bedroom.
“The three-bedroom design is very much the equivalent of a single-family home in its arrangement and living space,” Hains said. “The apartment home has 1,439 air-conditioned square feet and a total of 1,545 square feet and includes three bedrooms and two baths. The great room opens to a lanai offering an outdoor living space measuring 15 feet, 10 inches by 7 feet, 4 inches. This design is perfect for the growing number of young professional families who prefer to rent rather than buy.”
At this point, site preparation is underway at Milano Lakes Apartments with clearing and grading in progress. Site development is being performed by Coastal Site Development, a division of Fort Myers based Coastal Concrete Products LLC.
“The next stage will include work on the installation of utilities, water and sewer lines,” Hains said. “We anticipate that the first units will be available by the second quarter of 2017.”
