Construction at Milano Lakes Apartments progressing

Construction is moving ahead at a steady pace at Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way in South Naples.

“The first building is beginning to show what the finished apartments will be,” said Gary Hains, partner with FL Star, developer for Milano Lakes Apartments. “Drywall is complete, the interior cabinets have been installed and the building has been painted. Other buildings are progressing in sequential stages.”

Installation of cabinets is in progress in another building, drywall is complete and stucco in progress in a third, with roofing in progress on two additional buildings. The remaining three buildings are in various stages of block work.

Hains said the community is on schedule to make the first apartments available for occupancy by the fourth quarter of this year.

“It is exciting to see the project coming together,” he said.

Located on a 23-acre site, Milano Lakes will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, 96 detached garages are planned.

Occupants will be able to choose from four floor plans, ranging from a one-bedroom design with 808 air-conditioned square feet and 889 total square feet to a three-bedroom apartment home with 1,439 air-conditioned square feet and 1,545 total square feet. Each unit will include laundry facilities, a master suite with a walk-in closet and dual sinks in the master bath, an island kitchen with a dining area, and a lanai.

Residents of Milano Lakes will enjoy a variety of amenities. The community offers a 5,488-square-foot clubhouse with a resort-style swimming pool and a fitness center. The building reflects the influence of Mediterranean architecture and will be the centerpiece of social gatherings in the community. A children’s playground is planned to round out the amenities.

First building tops out at Milano Lakes apartments

The first building has topped out at Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way in South Naples. The community encompasses more than 23 acres and will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, 96 detached garages are planned.

“Construction is moving along at a good pace,” said Gary Hains, partner with FL Star, developer for Milano Lakes Apartments. “Building 5 is the first building to reach top out. Three other buildings are well under way, with one building at the second floor, another at first-floor block and the next building is in the process of having the elevator pit being dug.”

Construction is also under way on the enclosed garages that will be available for lease, and work on the perimeter wall has begun. Excavation of the lakes has been completed.

Site work moving ahead for Milano Lakes Apartments

With initial clearing and blasting complete, contractors have begun to excavate the lakes at Milano Lakes, a new apartment community off Collier Boulevard at The Lords Way.

“The community is designed around one major lake with two buildings overlooking a second lake and a third, smaller lake on the perimeter of the 23-acre site,” said Gary Hains, vice president of FL Star. “Our site work is progressing on schedule, with the site work being performed by Coastal Site Development, a division of Fort Myers-based Coastal Concrete Products, LLC.

“The next stage will include work on the installation of utilities, water and sewer lines,” he continued.  “We expect to begin construction on the buildings by early fall and anticipate that the first units will be available by the second quarter of 2017.”

Milano Lakes will include 296 apartment homes in eight buildings, offering one-, two- and three-bedroom floor plans. Within the community, there will also be 96 detached garages.

Apartment interiors have been designed to live like a home with laundry facilities within each unit, a master suite with a walk-in closet and dual sinks in the master bath, an island kitchen with a dining area and a lanai. Four floor plans are available.

The one-bedroom design offers 808 square feet of air-conditioned space and a total of 889 square feet. Two different designs will be available with two bedrooms and two baths and full laundry rooms. One design encompasses 1,159 air-conditioned square feet and a total of 1,230 square feet. A second two-bedroom design includes 1,240 air-conditioned square feet with a total of 1,309 square feet.

“The three-bedroom design is very much the equivalent of a single-family home in its arrangement and living space,” Hains said. “This apartment home has 1,439 air-conditioned square feet and a total of 1,545 square feet and includes three bedrooms and two baths.”

A second two-bedroom design includes 1,240 air-conditioned square feet with a total of 1,309 square feet. It features a master bedroom of 13 by 19 feet with two generous closets and a master bath with dual sinks and a walk-in shower. There is a large walk-in closet in the guest bedroom.
